Two high visibility Bettendorf intersections -- 18th Street and Spruce Hills Drive and Middle and Belmont Roads -- would get major new commercial businesses under projects being reviewed by the city.
CVS pharmacy wants to build a new 13,000-square-foot store on the northwest corner of 18th and Spruce Hills and is seeking a special use permit for the drive-up window.
The pharmacy/store chain would tear down the First National Bank and a commercial/office building currently on the corner of the intersection to make way for the new drugstore.
CVS and its predecessor company Osco have rented space in Cumberland Square since 1975.
The new building would be just south of Faye's Field pocket park and would share an entrance off 18th Street with the adjacent city parking lot. A current entrance off 18th Street nearest Spruce Hills would be closed to provide better traffic flow for the site and along 18th Street.
The first step needed for the CVS development plan is to obtain a special use permit for a drive-up window. That request will be heard by the city's Board of Adjustment Thursday (2/9). The developer also is requesting a variance from the 20-foot setback on 18th Street to permit more parking area for the facility.
The next step would be review of the site development plan for the project by the city's Planning and Zoning Commission.
The other high traffic intersection -- Belmont and Middle Road -- would become the site of a new Deere Harvester Credit Union facility under plans submitted to the city.
The credit union would locate on the northeast corner of the intersection and it also needs a special use permit for the drive-up facility.
The prime frontage along Middle and Belmont has remained vacant for nearly 10 years.
